Delivery, installation & cancellation terms

Delivery and project terms for The Mill Creek

Delivery & installation

Current regional pricing provides planning delivery and set allowances as stated in the applicable Irontown sheet. Sitework, foundation, field stitch/completion, utilities, taxes, permits, local fees and site-specific transport, crane or set overages may be additional. Final delivery, set and crane scope is confirmed on the project purchase order.

Modular homes use project-specific transport and delivery allowances, rather than the standard-product complimentary freight offer. The project agreement must identify the allowance, included distance and scope, excess transport charges, insurance, unloading, crane/set services and site-access responsibilities. Site access, route conditions and foundation readiness can affect final costs.

Cancellations & deposits

Modular homes are supplied under a project-specific purchase agreement. Do not assume a standard change-of-mind return option applies. Cancellation rights, deposit refundability and charges for work already committed must be confirmed in writing before signing or paying a deposit. Damage, defects and warranty claims are handled separately, subject to the agreement and applicable law.

Read our delivery policy and cancellation guidance alongside your project agreement.

WARRANTY

Irontown Modular's Limited Warranty applies to Irontown-contracted work. Current coverage periods include 1 year for limited fit & finish, 2 years for systems, 2 years for roof deficiencies, 10 years for major structural defects, and 2 years for exterior deck defects. Exact terms, exclusions, notice requirements and the signed contract/warranty documents control.

The manufacturer and project warranties define covered components, duration, eligible use, labor, transport and claim responsibilities. No store-wide lifetime structural warranty is included unless a separately issued written warranty expressly identifies this home. Exact contract terms prevail.
