The practical details

Make room. With a clear plan.

A few decisions make all the difference before your pod arrives.

Choose how it arrivesPrebuilt or assembled on site

Fully Prebuilt

Your pod arrives assembled. Its route to the final position must be checked; placement may use a shed mule, crane or a combination of equipment.

Flat Pack Kit

Parts are assembled on your property. You can use your own contractor or take a DIY approach; manufacturer contractor availability is location-dependent. Unloading and assembly are additional.

Prepare your settingAccess, foundations and services

Before your site review

Share your delivery location, photographs and a video of the access route and proposed position. Note gate widths, slopes, overhead cables and trees.

Before you commit

Confirm foundations, local approvals and utility connections for your intended use. Restricted access may favour a kit; installation equipment and costs are confirmed for your site.

Look beyond the finishMaterials and manufacturer cover

Construction details

Mini-O publishes wood-framed construction, steel siding and roofing, double-glazed doors and windows, and fiberglass insulation rated R15 in walls and floors and R20 in the ceiling. Confirm the selected finishes and specifications in your proposal.

Warranty scope

Mini-O publishes one year of cover for construction defects caused by poor craftsmanship. Component warranties vary, with coastal restrictions and exclusions on cladding. Request the applicable written warranty terms for your chosen materials and location.

Your proposal should separate the pod and selected upgrades from delivery, placement, assembly, foundations, permits and utility work.

Questions, answered.

Talk through your project
How is my pod delivered?

Prebuilt pods arrive assembled. Placement depends on access. Kits arrive curbside; unloading, assembly and installation are arranged separately.

Can I assemble a kit myself?

Yes. You, your contractor or an appointed installation team can assemble it.

What site preparation is needed?

A clear, level site and suitable foundation. Drainage, access and local requirements need review.

Will I need permits?

Requirements depend on location and use. Check with your local authority before proceeding.

How are utilities connected?

Electrical work is separate. A qualified electrician must confirm supply requirements. Wet areas also need plumbing.

More questions
Can I add a bathroom?

Options depend on model. The Twelve excludes three-quarter bathrooms. Bathrooms use existing interior space.

Is heating and cooling included?

A heater is included. Mini-split cooling is optional; installation scope needs confirmation.

Are the pods completely soundproof?

No. Acoustic finishes and double glazing do not guarantee sound isolation.

How long does production take?

Typically 3–6 weeks; configuration affects timing. Your proposal confirms current estimates.

What is the payment schedule?

The supplier lists 50% before production and the balance before shipping. Your agreement confirms terms.
