Bathroom, included
Shower, flush toilet, vanity, mirror, exhaust fan and a 7-gallon electric water heater. The shower measures 3 × 3 ft. White wet-area finishes are paired with black fittings and a retractable shower screen.
Dry kitchenette, included
Espresso cabinet with a 3.2 cu ft refrigerator/freezer and a convection microwave with air-fry function. Cabinet dimensions: 36 W × 24 D × 75 H inches. A sink is optional; cooking utensils and furnishings are separate.

Footprint & interior
16 × 10 ft exterior footprint. The Sixteen platform has a 131 sq ft interior envelope before the bathroom partition; the sleeping and living area is smaller. Interior height runs from 8 ft 2 in at the front to 7 ft 8 in at the rear.
Envelope & finishes
Insulated timber frame with metal cladding and a standing-seam metal roof. Published insulation is R-15 in walls and floor, R-20 in the ceiling. Explore birch or QuietWall living-area finishes; bathroom finishes follow the wet-area specification.
Glazing & comfort
Double-glazed doors and windows. Final glazing positions follow the BnB layout, rather than the standard open-plan Sixteen. Electric heating is provided; mini-split heating and cooling is an optional upgrade.
Build & site planningConnections, assembly & options
Power, water & site works
Plan for electrical supply, fresh water and wastewater connections. A 50A assessment is the starting point for the bathroom-equipped model; a qualified electrician confirms the final load. Foundations, external connections and permits are additional.
Prebuilt or kit
Choose factory assembly or a flat pack kit. Indicative production is 5–6 weeks before delivery; kit assembly is additional. We confirm the programme, access route, handling equipment and transport weight for your configuration.
Optional upgrades & approvals
Explore a sink kitchenette, rooftop deck, cooling or alternative toilet arrangements. Trailer pricing and compatibility require confirmation. Overnight stays, rental activity and commercial use depend on local permissions. Warranties have component-specific terms confirmed with your quote.
Warranty & support
Published manufacturer terms include one year for craftsmanship and ten years for windows. Coverage is component-specific, with exclusions and installation conditions. We confirm the applicable terms in your written quote and remain your point of contact for support.

I’ve been very happy with the unit, and it’s been great as my home office. As it’s my own space, my wife asked me to move some more of my stuff out there - so it’s become partially a man cave as well. I installed a small deck on the outside and we’re working on some landscaping.
My experience with Mini-O has been fantastic. Delivered last year, I have thoroughly enjoyed my new space and the support they have provided. The unit has been solid and the team was communicative and gracious throughout. I spend a solid M-F, 9-5 workday in the unit and find it very comfortable. Completing the area, I built a small deck around it to give the area more versatility. I made some slight modifications in the way of window screens, curtains, and an awning. After experiencing all 4 seasons in it, I remain pleased with its overall quality and features.

Lead time
