What is included in The Twelve?
The base studio includes the insulated structure, metal exterior and roof, double-glazed doors and windows, electrical outlets, USB charging, smart lighting and electric heating. Choose birch or QuietWall wall finishes and an available flooring look. A bathroom, kitchenette, mini-split and furniture are optional.
Can The Twelve have a bathroom or kitchenette?
A half bathroom and a kitchenette with sink are available as upgrades, subject to the selected layout and construction review. The three-quarter bathroom is not available for The Twelve. Plumbing, utility connections and any required local approvals are assessed separately.
How do prebuilt and flat pack differ?
Fully Prebuilt arrives assembled and needs an agreed delivery and positioning plan. The Flat Pack Kit is assembled on site. The supplier estimates about 2.5 days for two people for the base kit; unloading, foundations, weather and upgrades affect the schedule. Tools, labour and site services are additional.

Confirm the selected Mini-O model, Kit or Prebuilt construction and options. Transport, unloading or crane access, foundations, permits, utility connections and assembly must be identified in the written project quote; they are not automatically included in the displayed base price.

Lead time
Production timing depends on this model’s chosen Kit or Prebuilt construction and agreed options. Confirm production, transport and any assembly or site work separately in the written quote; a production estimate is not an arrival date.

Cancellations & deposits
Each pod is made to order. Cancellation and refund eligibility depend on whether production has begun and the terms in your written purchase agreement. Do not assume a standard change-of-mind return option applies. Confirm production authorization, deposit refundability and any committed costs before paying. Damage, defects and warranty claims are separate.

Frequently asked questions
How long does production take?
The published prebuilt production estimate is 3–4 weeks; the kit page lists around 4 weeks plus assembly. A bathroom can add about a week. Timing, delivery and site preparation are confirmed after the scope is agreed.
Do I need permits and utility connections?
Requirements depend on your address, intended use and site. Our team helps coordinate the specification review; local professionals confirm permits, foundations and electrical work. A bathroom or kitchenette also needs suitable water and wastewater connections. Overnight and commercial use require local approval.
What does the warranty cover?
Coverage is limited and component-specific. Published terms include one year for craftsmanship, ten years for windows, and separate flooring, heater and finish warranties with their own conditions. Coastal exposure and commercial use can change coverage. We will confirm the applicable terms and installation responsibilities with your written quote.
